EVICTIONS IN SUNRISE
There is nothing worse than having a tenant who won’t pay their rent. As a property owner, this can be a real hardship and something that you need to deal with quickly. Fortunately, Florida has some of the most landlord-friendly laws in the country.
Notably, under Florida law, you can provide a three-day notice to “pay rent or quit.” The tenant will have three days to either pay the rent you are owed or move out of the unit, after which you can terminate the tenancy and file an eviction lawsuit. It is important to note this three day period does not include weekends or holidays.
Additionally, if you are dealing with a tenant who committed a violation of their lease, you have the option to serve a seven-day notice to cure or unconditional quit notice, depending on the severity of the violation.
